Phase I Environmental Site Assessments (ESA)

The primary reason for a Phase I Environmental Site Assessment is to amass sufficient information to develop an independent professional opinion about the condition of a property by identifying actual or potential environmental impact or concern; which may impact the value of the land. Furthermore, a property owner has a second layer of protection through the Innocent Land Owner Act against unidentifiable liabilities as long as one can prove a thorough investigation was conducted prior to purchasing a property.

A Cohesion Phase I Environmental Site Assessment is completed in accordance with the United States Environmental Protection Agency (USEPA) Standards and Practices for All Appropriate Inquiries (AAI), 40 CFR Part 312) and the guidelines established by the American Society for Testing and Materials (ASTM) in the Standard Practice for Environmental Site Assessments: Phase I Environmental Site Assessment Process/Designation E 1527-05/13 (ASTM Standard Practice E 1527-05/13): Phase I Environmental Site Assessment, for property development, real estate transactions, bank financing or refinancing and foreclosures.
